Cherry Street Finance advises a small number of clients each year on the purchase and refinance of the sort of property that does not appear twice.

We work by introduction. Cases reach us through people who already know the client and the property well, which means we start with context rather than a questionnaire. It also sets the standard we are held to: the advice has to be worth the introduction.

In practice the work is mostly judgement. Which lender will lend against a listed building with a tenanted cottage in the grounds. How to evidence income that arrives unevenly. When a private bank is the right answer and when it is simply the expensive one. We hold those conversations directly with underwriters, not through a portal.

Our advice is fee-free. We are paid by the lender on completion, so our interest is in arranging the right facility and seeing it through to drawdown.

Discretion first

Cases are held closely. Nothing about a client, a property or a price leaves the practice, and we do not publish what we have arranged.

Judgement, not filtering

A sourcing system will tell you a lender declines listed buildings. It will not tell you which underwriter has taken a different view twice this year.
